Some studies show that nearly 60% of home buyers begin their property search online and are a month or more  into the process before they begin looking for a Realtor.  There are a lot of resources available online to consumers that arent interested in contacting a Realtor and an internet savvy consumer can do pretty well on their own this way.  I think its important to note however, that Realtors pay an exorbitant amount of money each quarter for access to a database and search features that are unmatched by any other online search.  How much time do you spend scowering various websites in search of properties that meet your criteria and only show you a hand full of photos.  A Realtor can set you up with an automated search that will email you every morning a link to all the properties that meet your criteria that are available on the Multiple Listing Service.  Even properties that are for sale by owner have begun showing up on the Multiple Listing Service as savvy sellers have realized its the best way to get the most exposure.   This search can save you a lot of time, will keep you up to date and costs absolutely nothing.  Ive asked friends and clients before why they waited so long to contact me about setting up a search for them.  The most common answers I have gotten are “I didnt know it was free” or “I didnt want to bother you till we knew more” or “We may have to use my wifes sister, she’s a Realtor too”.  My answer to these questions has always been, “dont let anyone charge you for anything in real estate, all proceeds come from the sale”, “It takes 30 minutes to set up an automated search, Im happy to spend the time”, and “you are never under any obligation to buy a home through me, you are free to use whoever you like”.

Starting a relationship with a Realtor early on in your search can be invaluable.  Realtors can provide you with statistical information regarding, schools, neighborhood, price trends, property tax values.  A Realtor can help you choose the right lender for your Mortgage, or help you take advantage of state and local programs that may exist to help you buy a home.  The best Realtors eat sleep and breathe Real Estate, there is no reason for you miss out on tapping into that wealth of knowledge.  Contact a Realtor as soon as you think you may want to make a purchase.
